The village has 1,800 people now. This new area might add 500-750 residents. The developers sought council feedback in 2024. The council assessed the environmental impact report. The original plan included up to 300 homes; forty percent would be affordable housing.

Neighbors quickly voiced concerns about the project. The site is 10.7 hectares; it sits in the greenbelt area. The developers intend to use two land parcels. An access road splits the site, leading to the Polyapes Scout Camp. The land has grass, trees, and scrub; some use it for horse riding.

The site was marked for homes in 2016/17. Lichfields worked for the applicant. The developers said the area can help meet housing needs. People sent nearly 300 objection letters. They cited traffic and village character concerns, also noting infrastructure issues.

Blundel Lane links Stoke D’Abernon to Oxshott. Residents worry about the village merging, fearing the loss of the area’s rural charm. The development could double the village’s houses. Locals say the current number is around 700.

One resident said the area is already struggling; roads are congested, and schools are full; doctors also face strain. Another person mentioned power drops and sewer blockages, adding that the main road is a problem.

People fear more traffic on Blundel Lane and worry about flooding risks. One resident said this sets a bad precedent that could erode the green belt. Developers changed the plan. It now shows 250 homes; half will be affordable housing.

The project is called “The Paddocks”. They propose houses and apartments in various sizes to meet all needs. The affordable homes look the same as market ones. This helps first-time buyers and key workers.

Two new junctions might be built to connect to Blundel Lane. New cycle and walking paths are planned, and bus stop and footway upgrades are possible. The developer says they are working with the council to improve the roads.

The plan includes trees and meadows; wetlands and green spaces are also planned. The developers understand local concerns, mentioning a national housing crisis. They state this site is suitable for homes and that this can happen responsibly.
