Someone wants to change an office building. It’s from the 1970s, and the goal is to convert it into student apartments. Documents reveal the challenges facing the office industry, partially due to the rise of working from home.

Cordatus Property LLP proposed this change for the building at 33 Bothwell Street. It would transform into student and short-term housing. The six-story building would house 99 beds, with diverse room types planned, along with fifty-three cycling spaces.

The office was purchased back in 2017. Currently, it operates at only half capacity, and projections indicate it will soon be completely empty. Hybrid work models have made it difficult to attract tenants, while competition from newer, more attractive offices nearby has increased.

Designers believe this project will boost Glasgow’s economy, potentially adding £500,000 locally. Glasgow faces a shortage of student housing. A recent report indicates a possible deficit of 6,093 beds, co-authored with the University of Glasgow.

The proposal includes adding two floors to the building and a see-through lantern. The lantern is designed to resemble a nearby tower. The building’s exterior will also be updated with bronze metal cladding.

Glasgow City Council will soon review these plans. The planning department will make the final decision.
