New Plan Filed to Demolish Historic Bontddu Hall After Fire
Developers want to tear down the oldest, damaged part. They want to build new homes there for sale. A similar plan failed two years ago. Locals worried about too much development then.
The old plan included eight town houses. It also featured five affordable homes inside. The new plan has four townhouses instead. It also includes four affordable homes and a detached house.
Bontddu Hall sits between Dolgellau and Barmouth. They built it by the Afon Mawddach in the 1870s. The Mayor of Birmingham used it as a retreat. It had 20 rooms and was once called Bryn Tirion.
Prime Ministers Churchill and Chamberlain stayed there. Richard Burton filmed there in 1949. The property sold in 2001. It stopped being a hotel in 2004. It became a private home before the fire. Sadly, the owner’s wife died in that fire.
They put it up for sale after that for £950,000. The price later dropped to £750,000. This happened as the family struggled to sell it. The mansion had two main parts. The fire hit the old stone section. The other part was newer, from the 1970s.
A survey said the old part was in very bad shape. That survey estimated repairs at £4.5 million. The survey belonged to HGG Ltd, the 2023 applicants. Early plans faced local opposition anyway.
The community council thought too many houses were planned. They also worried about traffic from 30 parking spots. Bontddu Developments submitted a revised plan. This company shares directors with HGG.
The plan includes three new affordable homes. These homes will rent to local Welsh speakers. A fourth home is in the former manager’s house. Four townhouses will rise on the site. Next to them will be a house. It has five bedrooms and an open kitchen.
A round turret survived the fire. They hope to keep it. They also want to reuse other materials. These materials could feature in new buildings. Eryri NPA planners will consider the new plan.
