Bradshaw Retail Park in Derby faces demolition for 478 new homes. Updated plans address previous height concerns.

The Derbion shopping center owners revised their application. They want to redevelop the Bradshaw Retail Park. They already had permission but changed things.
They plan to tear down the current shops. Instead, they will construct new buildings with homes. The project includes 478 homes plus a public space, and commercial space will also be included.
The earlier plan was approved in 2023, but they made changes because of height concerns. The tallest building was meant to be 19 stories, now the tallest will be 14 stories. Other buildings will be 12, 11, 8, and 4 stories.
Matalan and Home Bargains are there now. The new plan has 94 parking spots, when the retail park currently contains 125.
Wilmslow (No.3) Limited Partnership leads the project; they want to create courtyards and green spaces. They say this will improve the area and also believe it offers an improved lifestyle.
The applicant says changes improve connections and brings people into the city center. The plan includes active frontage and green space and aims to create a successful city center.
Derby City Council will decide soon, and this could happen in weeks or months. The target for completion is mid-March, but this date may change.
Councilors liked the initial plans. Matthew Holmes said it must be right and that it must be high quality for Derby. He expects a very high-quality proposal.
