Remember that old UCA campus in Rochester? It closed back in September 2023, as the university moved its courses elsewhere.
Now, someone wants to turn the site into housing.

A company called The Substantia Group made the proposal, with plans to build 102 homes there. The buildings will overlook Chatham, Rochester, and the river.

Their plan includes both townhouses and apartments, incorporating studio flats as well. The southern building would hold 87 apartments, with many having terraces facing the river.

The northern building would contain 15 townhouses, each with its own private terrace. The old gallery space will remain and will even undergo some improvements.

A shop will open on the ground floor, located near the gallery. The center space, formerly a parking lot, will be transformed into a courtyard with plants and seating. The aim is to create a community space and they also want to add a play area.

The location is supposedly near shops and transit, so most residents won’t need cars. However, there will be parking available for disabled people and planned 158 spots for bike parking.

New bike paths will traverse the area, supporting eco-friendly travel and emphasizing the abundance of bike spaces. Cars can still access the site via existing roads, with the primary access point from the A2. Furthermore, the road north of the site, currently in poor condition, will be repaired.
