445 homes near M62 face delays. Locals worry about access, noise, and services.

The area is called Trows Farm. The houses would vary in style and size, with some having two bedrooms and others up to five. The plan includes a park and playgrounds.
Locals voiced worries at a previous meeting, fearing noise during construction and stating the developers did not consult them enough. They also worried about access to schools and doctors.
Council members also felt uneasy, wondering about safety issues with the site, which only has one road in or out. The council delayed the vote to study the access.
One council member called it “the wrong development,” noting the land could make it a mistake. The council looked at other road options but found no other good routes.
The plan is to treat Cowm Top Lane in winter, gritting it when icy. The road will also gain a high-friction surface to aid cars on the steep hill.
The builder’s agent discussed the land, stating they know the area well and want to build good homes. The council will vote on February 27, and officials recommend approval.
