The old market’s possible demolition upset many people. Traders felt unsure about their futures too. Hammerson wants to build apartments and could build 745 apartments. They could make 1,544 student rooms instead, or combine both options. The plan includes shops and parking, along with a courtyard and rooftop areas.
Some council members are worried about the traders. A temporary market should house them. Some voiced concern at a January meeting. Council workers said traders will move to a temporary market. It will be on the old wholesale market site. This new market should open by 2026.
Most traders have leases until 2027, which gives time for a smooth move. The Smithfield project could offer a long-term solution. Smithfield will transform Birmingham’s old wholesale market. Traders might move to a permanent market there within Smithfield.
Officials stated the plan won’t hurt market facilities. Nick Jackson said funding is needed. He manages area planning for Birmingham. He couldn’t guarantee when markets will be ready, but leases and talks suggest it’s very likely. Councillors delayed the decision last month.
A new update shows progress on Smithfield, giving more certainty for future markets. The council will seek funding for the markets, coming from the Enterprise Zone. Funding issues pose a risk to the plans. The council cannot guarantee new markets, and Hammerson doesn’t control funding success.
Officials also point to the plan’s benefits, including new homes, improving the area overall. Hammerson owns the site. They said they will work with the council closely on project timelines. Harry Badham said he would update traders. He works on development and asset repositioning.
Badham said markets are important. He noted they help Birmingham’s retail scene. Consolidating the markets is key. It is a part of the Smithfield plan. Council officers are happy with the plan, stating it fits Birmingham’s development plan.
Approving the plan is suggested again.
It will be considered on February 13.
